Click the big red button on the home page titled  'SEARCH AVAILABLE RENTALS' or the tab 'AVAILABLE RENTALS' in the top header. Once you have viewed all of the details about the desired property,  you must call our office to schedule a showing of the property.


We will ask you the following prequalifying questions on the phone before the showing:

  • How many people will be living in the property?
  • When do you need to move?
  • What is the combined monthly income for the household?
  • Do you have any pets?
  • Do you have any past evictions?
  • Do you know your credit scores?


We will not accept any applications until the property has been viewed by all of the adult applicants.


Next, you will click 'apply now'.

This will start the application process and walk you through the necessary steps to apply for the desired property.  All people over the age of 18 that will be residing in the property must complete the application process individually using their own unique email addresses. This will also allow each applicant to access their tenant portal and allow sign the lease agreement to electronically.


Please note:

  • There is a non-refundable application fee of $50 for each applicant over the age of 18.
  • The application process takes about 24-48 hours.
  • The interior of our properties are SMOKE FREE zones. Smoking in permitted outside only.
  • We reserve the right to refuse any dog breeds listed on the Florida dangerous dog list. We comply with Florida State Statute 767.
  • Vehicles must be operational and have current registration at all times. Boats or trailers are not allowed at any time unless pre-approved in writing by landlord.
  • We cannot hold a property for longer than 48 hours after the application is approved. A non-refundable holding deposit of $500 must be submitted within 48 hours of approval. This deposit will become part of the tenant's security deposit. We can hold a property for up to 2 weeks once the holding deposit is submitted.

Factors to consider before you apply

The resident selection criteria below is a baseline for minimum standards required for immediate approval for our tenants:

  • Applicants must provide proof of identity in the form of a valid driver's license or legal id card.
  • Applicants must have a combined gross income of at least three (3) times the monthly rent.
  • Acceptable income documentation:
  • Hourly/Salaried Applicants: Most recent paystub from employer (must cover a complete month)
  • Self Employed: Two (2) months of most recent Bank Statements (additional months may be requested).
  • Social Security Income: A disbursement letter from the current year showing monthly amount or statement.
  • Child support: A court order showing amount. Additional documents may be necessary.
  • Tax Returns, W2 or 1099: must also be accompanied by most current bank statement.
  • A minimum of two (2) years residential rental history is required. Credit history and/or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past five (5) years.
  • Self-employed applicants may be required to produce upon request two (2) years of tax returns or 1099s and non-employed individuals must provide verifiable proof of income.
  • Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses ever.  In the event a record comes back “adjudication withheld”, “nolle prose” or “adjudication deferred”, further documentation may be required, and applicant may be denied on this basis.
  • Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate and no complaints regarding illegal activities. Applications will automatically be denied for eviction filed within the past 7 years.
  • The information we obtain by the applicant will not be sold or distributed to others. It is strictly used to decide whether to lease the property to an applicant.

So you don't meet selection criteria?

We understand you may not fit inside the parameters of the standard selection critera

If you do not meet our resident selection criteria due to a low credit score or debt-to-income ratio, we retain the right to require a co-signer.  All co-signers must meet our requirements for credit, criminal and income thresholds. They will be required to complete the application process including the application fee in order for us to verify their credentials. The final decision will come from the Landlord of the property.  We may also require a higher security deposit.


We will work with all self-employed applicants to assist them in submitting the necessary documents to verify their income.


We will work with applicants that are in the process of establishing a rental history. Other factors will be considered such as length of time at current employer, debt-to-income ratio, criminal history etc.


We cannot rent to anyone who has been evicted within the past 7 years.


We cannot rent to anyone who has a criminal conviction involving violence, assault or battery, drugs, or fire arms.


We cannot rent not anyone who has had a felony within the past 7 years.


We cannot rent to anyone who has ever had a sexual offense.


Multiple Applications - It is entirely possible that Legacy Leasing Services may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, we will process all applications for consideration as to what we, and the property owner, deem as the best qualified applicant, which may not necessarily be the first application received. If your application is approveable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.


Verbal representations are non-binding. Once your application is submitted, the approval process will be handled by the property manager in charge of the property for which you are applying.
